One of our largest group of clients is the Homeowner Association (HOA). Associations often select Trex for the same reasons that homeowners do, but with additional considerations.

Many homeowner associations have perimeter fencing to establish the property lines for the community. A perimeter fence is an important element in projecting the image the HOA wants to establish for existing and potential homeowners, at least in terms of aesthetic sensibilities or even security. Selecting the right product is influenced by such factors as color, design, and durability. Other elements such as fence height, maintenance, and longevity are also important.

Our HOA clients have learned that replacing an existing wood fence with Trex Fencing has significantly reduced their maintenance expenditures. One HOA in particular, based outside Dallas, was concerned about dues increasing over time for landscaping and property maintenance. By using set-aside funds, the HOA purchased Trex and calculated that over the following five years, the savings in maintenance costs allowed them to eliminate any increase specifically due to budgetary line items previously associated with fence maintenance. The board justified the up-front expense because the members were able to show the residents that they were reducing elements that would impact cost escalation.

Another HOA, this time in Utah, specifically selected the Trex Seclusions Woodland Brown design and color because it matched the overall theme of the association properties. With dark brown serving as a distinguishing feature of the community, Woodland Brown was the perfect match for its interior fencing.

An HOA in Denver selected Saddle for similar reasons. The tannish color of Saddle was the right color choice for their perimeter fencing. The same idea was also true in Oklahoma where Winchester Grey was installed between brick columns giving the community the distinguishing characteristic of an Estate-style perimeter.

Comparing against other materials

Trex fencing is more durable than other materials such as PVC vinyl, particularly for perimeter fencing. HOAs often have road-facing property lines where a fence is likely to get affected by road gravel, pedestrian traffic, and large lawn mowers. The thick, dense material will help the HOA avoid breakage from incidental damage. And, it isn’t just painting that an HOA has to worry about. The durability of a fence is important because even occasional repairs add up, especially if posts need to be dug up and replaced.

Trex is also completely distinct stylistically. Whereas vinyl and metal fences have become commoditized, Trex is a brand with a unique appearance. The board on board, cap-and-trim look of Seclusions creates attractive shadow lines and dimension to give the fence a sense of depth and substance. The horizontal design of Horizons provides full privacy and leverages the singularly distinguishable shadow lines of the Trex picket system.
